About Cedar Park

Cedar Park is its own municipality — not a neighborhood inside Austin, but a 30-square-mile city with its own mayor, police, and parks department. It’s grown from ~5,000 residents in 1990 to over 80,000 today, and the housing stock reflects that: a mix of established 1990s subdivisions, newer 2010s master-planned communities, and ongoing infill construction.

Most of the city falls within Leander ISD — one of the highest-performing districts in Texas. A smaller eastern slice is in Round Rock ISD. Price points run from the low $400Ks for older starter homes through $1.5M+ for premium custom builds in master-planned sections.

Master-planned communities and major subdivisions

  • Twin Creeks — golf course community, larger lots, established prestige
  • Buttercup Creek — popular family section with strong elementary school assignments
  • Anderson Mill West / Lakeline Oaks — closer to Lakeline retail and the MetroRail station
  • Cedar Park Town Center — newer urban-feel area with townhomes and condos near retail

Schools

Leander ISD covers the majority of Cedar Park. Common elementary assignments include Lakewood, Cypress, Cox, Westside, and Pauline Naumann. All feed eventually into Cedar Park High or Vista Ridge High. Round Rock ISD covers some eastern sections.

Real Estate Market Overview

Cedar Park is one of the highest-velocity submarkets in Greater Austin. Strong school demand plus the ongoing growth of the northwest tech corridor keeps inventory clearing fast. The market is bifurcated: master-planned premium sections trade at meaningfully different price-per-square-foot than older starter sections two miles away. Knowing which submarket your home is in matters more than total square footage.

Living in Cedar Park

The HEB Center hosts Texas Stars (AHL hockey) and concert events. Lakeline Mall and the broader Lakeline retail district are five minutes from anywhere in Cedar Park. Brushy Creek Trail extends through the south side. Old Town Cedar Park and the Bell Boulevard corridor are getting a slow but real revitalization. The Cedar Park Public Library is regionally well-regarded.

Getting Around

183A toll runs through the city north-south. 183 (Research Boulevard) is the older parallel. RM 1431 cuts across east-west toward Round Rock. Downtown Austin is 25–35 minutes via 183/Mopac off-peak. The Capital MetroRail Lakeline station is the southern edge of Cedar Park’s footprint.
