What I tell people about Brushy Creek

About Brushy Creek

Brushy Creek is the kind of neighborhood that doesn’t show up in glossy “best of Austin” lists, but consistently produces some of the most predictable buyer demand in Williamson County. Built primarily in the 1980s and 1990s with newer infill sections, it sits between Cedar Park and Round Rock in unincorporated Travis/Williamson County — utilities and parks are run by the Brushy Creek MUD, which keeps amenities high and tax structure simple.

Most homes are single-story or one-and-a-half-story on quarter-acre lots — bigger than what’s getting built today. Price points typically run $450K–$800K, with some custom rebuilds and remodels pushing past $1M. The community attracts families looking for established trees, established neighbors, and an established commute pattern.

Subdivisions in Brushy Creek

The “Brushy Creek” name covers a network of subdivisions, each with its own personality:

  • Brushy Creek Meadows — older section, larger lots, mature trees
  • Highland Horizon — newer construction at the higher end of Brushy Creek pricing
  • Sendero Springs — mid-range, popular with relocating tech workers
  • Liberty Hill / Brushy Bend — the upper end with custom homes on premium lots

Schools

Round Rock ISD serves the entire Brushy Creek area — consistently one of the highest-performing districts in the state. The most common elementary assignments are Brushy Creek, Live Oak, and Great Oaks. All feed into Cedar Valley Middle, which feeds Round Rock High. Schools are a primary driver of resale demand here.

Real Estate Market Overview

Brushy Creek is a quieter market than its more famous neighbors but holds value reliably. Inventory clears within 30–60 days in normal markets, and the buyer pool tends to be families relocating from out of state who’ve done their school district research. The biggest pricing variable is which subdivision and which floor plan — same square footage in different sections can vary by $100K+.

Living in Brushy Creek

The Brushy Creek MUD operates a network of greenbelts, parks, and the Brushy Creek Lake — a 90-acre lake with hike-and-bike trails wrapping around it. There’s a community pool complex, sports courts, and the Brushy Creek Sports Park nearby. Day-to-day shopping is a short drive in any direction: 1890 Ranch, Lakeline, and the Round Rock outlets all within 10 minutes.

Getting Around

183A toll runs north-south on the west side; Parmer Lane runs east-west to the south. Downtown Austin is 25–30 minutes off-peak via 183 or Mopac. The Apple campus and the Indeed offices in the Domain are 15 minutes. Capital MetroRail Lakeline station is 5 minutes south for car-light commuters.

Questions

Common questions about Brushy Creek

Is Brushy Creek part of Cedar Park or Round Rock?

Neither, technically — Brushy Creek is largely unincorporated Williamson County, with utilities and parks run by the Brushy Creek MUD. Mailing addresses are typically Austin, but you're not in the City of Austin's jurisdiction.

What school district is Brushy Creek in?

Round Rock ISD covers the entire Brushy Creek area. Common elementary assignments include Brushy Creek, Live Oak, and Great Oaks. All feed into Cedar Valley Middle and Round Rock High.

How does Brushy Creek MUD work?

The Brushy Creek MUD is a Municipal Utility District that funds water, wastewater, and a network of parks and amenities including Brushy Creek Lake. MUD taxes appear as a separate line on your property tax bill — typical for the area.

How does Brushy Creek compare to Avery Ranch on price?

Brushy Creek tends to run modestly cheaper per square foot than Avery Ranch — older housing stock and slightly different buyer pool. The lots are often larger, though, so total home values can be similar at the upper end.
