About Leander

Leander has been one of the fastest-growing cities in the entire United States by percentage growth over the last decade — population north of 80,000 today, up from ~26,000 in 2010. The growth shows in the housing stock: an unusually high proportion of homes are 5–15 years old, with active new construction in master-planned communities still ongoing.

The city sits at the northwest edge of Greater Austin, just past Cedar Park, anchored by the Capital MetroRail Leander station — the rail line’s northern terminus. Most of the city falls within Leander ISD, the same district that drives premiums across Avery Ranch and Cedar Park.

Master-planned communities and major subdivisions

  • Crystal Falls — established master-planned with golf course, rolling terrain, broad price range

Schools

Leander ISD covers nearly all of the city. Vandegrift High, Glenn High, Leander High, and Rouse High are the main feeders, depending on which corner of the city. The ISD’s reputation for academic rigor is one of the primary buyer-decision drivers in this market.

Real Estate Market Overview

Leander’s market is dominated by new construction more than most Greater Austin submarkets. Builder inventory sets a meaningful price ceiling — if a comparable new build is available a mile away, your resale has to come in below that. On the flip side, established 5–10 year old homes in mature sections often offer better lot, mature trees, and finished landscaping that fresh builds can’t match.

Premium sections like Travisso trade at very different price points than mid-range master-planned areas — the spread can be $500K+ for similar square footage depending on which community.

Living in Leander

The Leander MetroRail station is a defining amenity — a one-seat ride to downtown Austin (~50 minutes) for car-light commuters. Northline is a planned mixed-use development around the station that’s slowly maturing. The 1890 Ranch shopping district anchors retail; HEB Plus and the Crystal Falls retail strip cover daily needs. Hill Country views are real — most of Leander sits at higher elevation than central Austin.

Getting Around

183A toll provides the primary commute corridor south to Cedar Park, Austin, and beyond. 183 (the parallel non-toll) runs through older Leander. Downtown Austin is 35–45 minutes off-peak via 183A and Mopac. The Apple Parmer campus is 25–30 minutes.
