If you’re thinking about moving to Austin, you’re definitely going to check out some of the northwest communities, and Rattan Creek should be very high on your list. It sits sandwiched between Highway 183 and Parmer Lane, which means you can jet right into downtown Austin or head north to Round Rock, Leander, and Georgetown without any drama. It’s a great location, and a lot of people who live here will tell you that’s a big part of why they chose it.

What makes Rattan Creek genuinely different from most of the master-planned communities around it is what it doesn’t have, and what it does have in its place. There’s no mandatory homeowners association. Instead, you get an extremely active voluntary neighborhood association, a public park that quietly punches above its weight, and a Municipal Utility District funding it all. The result is a community feel that holds up well against any HOA development, with a lot more flexibility for the homeowners who actually live here.

Rattan Creek Park

Most northwest Austin neighborhoods are anchored by their HOA amenities. Rattan Creek is anchored by Rattan Creek Park, which is a public park funded through the local MUD. When I walked the park while filming my neighborhood tour, I was genuinely struck by how complete it is.

  • Swimming pool with a water slide, picnic tables, lounge chairs, and shaded seating areas
  • Tennis, basketball, and volleyball courts that are in regular use by residents
  • Playground with shade coverings, which is a small detail that matters a lot in a Texas summer
  • Open fields for soccer and pick-up sports
  • Walking trails winding through the park along the creek bed
  • Pavilion and community center, restrooms, and well-maintained common spaces

The thing that really struck me was the tree canopy. These are old, mature trees, the kind you can’t buy. You can only inherit them from a community that’s been around long enough to grow them. The pruning and maintenance is noticeably better than most public parks in Austin, and that’s not an accident. It reflects how the MUD and the neighborhood association invest in the place.

The HOA Situation, and Why It’s Different Here

Rattan Creek does not have a mandatory homeowners association, and that cuts both ways depending on what you’re looking for. If you want flexibility on landscaping, paint colors, additions, and architectural personality, Rattan Creek gives you that. If you want the deed-restriction guarantees that come with a mandatory HOA, like uniform standards and rules about home appearance, that structure isn’t here.

What replaces it is the voluntary Rattan Creek Neighborhood Association. They run events year-round, advocate for the community, and put real effort into fostering neighborhood spirit. From what I’ve seen, they’re meaningfully more active than most voluntary associations I encounter in the Austin area.

The other piece of the puzzle is that Rattan Creek sits within the Northwest Austin Municipal Utility District No. 1. The MUD funds the park, water, wastewater, and other public services. That comes with a slightly higher property tax rate than a non-MUD neighborhood, but in exchange you’re getting a fully-amenitized public park and well-maintained infrastructure. In my opinion the value is clearly there. Just understand the line item before you write an offer.

Schools

Rattan Creek is zoned to Round Rock ISD, which is one of the stronger districts in the Austin metro. The specific assignments depend on where in the neighborhood your home sits.

  • Elementary: Jollyville, Pond Springs, or Live Oak (depending on address)
  • Middle school: Deerpark Middle School
  • High school: McNeil High School

For a private option, Challenger School is right next to the neighborhood. The residents I’ve talked to are generally happy with their public school options, but if your kid has specific needs or you’re looking for a particular learning environment, you have to do your own research on the actual schools your address would feed into. The boundary lines have real consequences.

Real Estate Market Overview

Construction in Rattan Creek started in the mid-1980s and continued into the early 2000s. That long build window means you find a real variety of styles and floor plans, not the cookie-cutter monoculture you get in newer master-planned communities. Different sections of the neighborhood feel quite different from each other, which is part of what makes walking through here interesting.

Home sizes range from roughly 1,500 to 3,000 square feet, mostly three and four-bedroom single-family homes. Pricing has moved considerably with the broader Austin market, so I’m not going to quote specific numbers that’ll be stale by the time you read this. The live listings below show current asking prices in Rattan Creek.

One thing worth knowing: there’s active redevelopment happening here. Investors and flippers see Rattan Creek as a good storehouse of value, with solid bones, mature trees, established schools, and a great location. They’re buying older homes, renovating, and reselling. That’s a good sign for long-term values. It also means buyers willing to take on a project can find real opportunities at lower entry points. Living in Rattan Creek

Day-to-day, the neighborhood feels like what northwest Austin used to feel like before it boomed. Tree-shaded streets, kids on bikes, neighbors who know each other. The park is the social center, with the pool in the summer, courts year-round, and walking trails any time you want them. The voluntary association does enough events to keep the community fabric tight without forcing anything.

Distances to the places people actually go:

  • 5 to 7 miles to The Domain, Austin’s mixed-use shopping, dining, and office district
  • 10 miles to Lake Travis for weekend boating and lake life
  • 15 miles to downtown Austin
  • Walking distance to standard suburban shopping along Anderson Mill and 183

Getting Around

The location is the quiet superpower of Rattan Creek. You’re sandwiched between two of the most useful roads in the metro, with Highway 183 on one side and Parmer Lane on the other. That gives you fast access in nearly every direction.

The reason it matters more than usual is what’s right next door. The neighborhood sits up against 7000 Parmer, a massive business park that houses eBay, Electronic Arts, Polycom, and other big tech employers. A little further down Parmer is Apple, which has two enormous campuses here. Apple has invested over a billion dollars in this area, and that’s lifted everything around it. If you work at Apple or any of the 7000 Parmer companies, Rattan Creek puts you a 5 to 10 minute drive from the office. That’s a real quality-of-life difference in a metro where commutes can easily eat an hour a day.
