What I tell people about Avery Ranch

About Avery Ranch

Avery Ranch is one of northwest Austin’s largest and most established master-planned communities — roughly 5,400 homes spread across a network of distinct subdivisions, all sharing a private golf course, six community pools, and direct access to a long stretch of Brushy Creek hike-and-bike trails. It’s the kind of neighborhood where families stay for decades and resale demand stays steady through every market cycle.

The community was developed primarily in the 2000s and 2010s, so the housing stock skews newer than typical Austin — mostly two-story single-family homes with the kind of layouts buyers are actually looking for in 2026. Price points range from the low $400Ks for townhomes and smaller single-family up past $1.5M for larger custom homes on premium lots.

Subdivisions in Avery Ranch

Avery Ranch is a collection of named subdivisions, each with its own personality and price band. The most active include:

  • Pearson Place — closer to the golf course; mid-sized homes, strong resale
  • Garden Place — newer construction, smaller lots, often the entry point for buyers wanting Avery Ranch schools at the lower end
  • Boulder Ridge — premium section with larger lots and custom builders
  • The Estates — the upper end of the community, custom homes on large lots

Subdivision matters here. Two homes a half-mile apart can be in different elementary attendance zones, different HOAs, and at meaningfully different price points. Talk to a broker who knows the boundaries before locking in on a section.

Schools

Most of Avery Ranch falls within Leander ISD — one of the highest-performing districts in the Austin metro. A smaller portion of the community feeds into Round Rock ISD, which is also strong but operates differently around things like start times and transfer policy.

Specific elementary attendance varies by section: Rutledge, Patsy Sommer, and England are the most common Leander ISD assignments; Cactus Ranch covers some Round Rock ISD areas. Always verify zoning at the address — boundary lines have shifted over the years.

Real Estate Market Overview

Avery Ranch is a high-velocity market in any normal year. Inventory typically clears in 30–60 days, with the most desirable sections going faster than that when priced right. The community is large enough that there’s almost always something on the market, but specific subdivisions or floor plans can be scarce.

If you’re a seller in Avery Ranch, the questions worth answering before you list are: which buyer pool is your home actually competing for, what’s been trading recently in your specific subdivision, and which improvements move the needle here vs. don’t. Generic comp reports will lump the whole community together and miss the nuance.

Living in Avery Ranch

Day-to-day, what makes Avery Ranch work is the combination of amenities and access. The Avery Ranch Golf Club is a public 18-hole course that anchors the community visually and adds to property values across the board. Six community pools mean you don’t drive far to swim. Brushy Creek Trail runs along the north edge of the neighborhood — paved, mostly flat, well-shaded, and connects east toward Cedar Park and west toward Brushy Creek Lake Park.

Shopping and dining are a short drive in any direction: Lakeline Mall to the south, the 1890 Ranch shopping district just east, and the Crystal Falls / Cedar Park downtown area to the northwest.

Getting Around

Avery Ranch sits at the intersection of two major commute corridors — 183A toll running north–south on the west side, and Parmer Lane / RM 1431 running east–west. Downtown Austin is about 30 minutes off-peak via 183 or Mopac. The Apple campus, Indeed offices, and the broader northwest tech corridor are all 10–20 minutes. The Capital MetroRail Lakeline station is about 5 minutes south.
