About Round Rock

Round Rock is the practical workhorse of north Austin’s suburbs. Population north of 130,000, Dell Technologies headquartered here, and a housing stock that ranges from $350K starter homes to $1M+ custom builds in newer master-planned communities. The city sits ~20 miles north of downtown Austin along I-35.

What Round Rock isn’t: trendy, expensive, or aspirational. What it is: a stable, family-oriented city with strong schools, real amenities, and substantially more home for the dollar than Cedar Park or Avery Ranch in equivalent square footage.

Major subdivisions and master-planned communities

  • Teravista — golf course community on the southeast side, family appeal
  • Forest Creek — established golf course community with mature housing stock
  • Paloma Lake — newer master-planned, lake amenity, growing fast
  • Mayfield Ranch — newer construction at the higher end
  • Stone Canyon — established mid-range section
  • Brushy Creek (Round Rock side) — older section close to Brushy Creek Trail

Schools

Round Rock ISD serves the entire city — consistently one of Texas’ top performing districts. Stony Point High, Round Rock High, McNeil High, and Cedar Ridge High are the four traditional high schools, plus the Cedar Park HS feeder for some sections. Elementary assignments vary by subdivision.

Real Estate Market Overview

Round Rock is one of the more price-flexible markets in Greater Austin — there’s genuinely something at every price point under $1M. Older established sections clear within 60–90 days; newer master-planned sections can move faster or slower depending on builder inventory. The biggest variable is whether you’re in a section with active builder inventory (which sets a price ceiling) or established resale-only.

Living in Round Rock

Dell’s HQ is here. Old Settlers Park is one of the largest municipal parks in the state — 645 acres with sports complexes, trails, and event space. The Dell Diamond hosts the Round Rock Express (AAA baseball). Downtown Round Rock has been steadily revitalized with restaurants, breweries, and walkable retail. The Round Rock Premium Outlets are a major regional shopping destination. La Frontera is the major retail/restaurant district between Round Rock and Pflugerville.

Getting Around

I-35 runs through the city — primary commute artery to Austin and to Georgetown. 130 toll provides an east-side bypass. Downtown Austin is 25–35 minutes via I-35 off-peak; rush hour can push to an hour. The Apple campus is 15 minutes via Parmer.
